Contract to Close Services

Let me help you stay on track and on time to CLOSED! Delivering an excellent experience for real estate agents in NC and SC means being available, responsive, attentive, and communicative. I can do all of these things and more! Let me deliver the same great experience for you that I have delivered to my own real estate clients for the past 9 years. 

You can pay at closing as part of the settlement statement or via invoice directly to you. Only pay when the transaction closes.

Service and Price List

$295 - Seller Contract to Close

  • Copy you and your support staff on all communication
  • Send intro email to seller, buyer's agent, and closing attorney
  • Review your documents for compliance 
  • Obtain additional signatures or documents as needed
  • Submit documents via Command
  • Email executed documents to the client and buyer's agent
  • Coordinate inspections
  • Coordinate closing appointment
  • Add all important dates to listing and buyer's agent Google calendar
  • Follow up for earnest money/termination fee/due diligence funds receipt
  • Upload confirmation of receipt of monies to Command
  • Notify seller of receipt of monies
  • Follow up for lending and appraisal updates
  • Request copy of repair addendum from listing agent before end of due diligence
  • Upload repair addendum to Command
  • Notify buyer's agent when repairs have been completed
  • Collect repair receipts from sellers and send to buyer's agent
  • Submit commission info in Command
  • Obtain appraisal info from buyer's agent
  • Order home warranty as needed
  • Send utility and termite bond transfer info to buyer's agent
  • Ensure seller knows where/when for closing
  • Ensure seller knows what to bring to closing
  • Confirm utility disconnect dates with seller and send info to buyer's agent
  • Coordinate final walk-through
  • Request preliminary settlement statement
  • Verify Command file is complete for submission


How it works

  • Send intro email to buyer, seller's agent, lender, and closing attorney
  • Review your documents for compliance 
  • Obtain additional signatures or documents as needed
  • Submit documents via Command
  • Email executed documents to client, listing agent, closing attorney, and lender 
  • Schedule inspections
  • Schedule closing and notify listing agent
  • Add all important dates to listing and buyer's agent google calendar
  • Follow up for earnest money/termination fee/due diligence funds receipt
  • Upload confirmation of receipt of monies to Command
  • Notify seller's agent of receipt of monies
  • Follow up for lending and appraisal updates and notify seller's agent
  • Ensure inspection reports are received by buyer's agent
  • Request repair addendum from buyer's agent before end of Due Diligence
  • Upload repair addendum to Command
  • Follow up with listing agent on repair completion
  • Collect repair receipts from seller's agent and send to buyer's agent
